AFG was selected by the Facilities Design Unit of the District Attorney’s Office of New York County (DANY) to provide on-site complete, cohesive, and comprehensive construction management services for interior renovation projects, to ensure the highest quality result within budget and on schedule. AFG provided full-time, on-site staff to manage the construction services of multiple prime contractors across 11K SF of office space located on the third floor of 80 Centre Street.
The scope of renovation work included demolition, general construction, mechanical, electrical, plumbing, fire alarm, security, and voice/data cabling. This project occurred in a multi-tenant City-owned building managed by the Department of Citywide Administrative Services (DCAS) and remained fully operational and occupied during the renovation, including adjacent occupants on the third floor.
Special features of the space included the advanced security system, historical features of the building, and installation of blast and ballistic windows. Security installation included $24k ballistic rated glass doors and card readers for access to secure spaces. Per the original design, the HVAC unit was to be set on dunnage steel in the new 3rd Floor MER. The steel beams were too long for delivery to the site, so a solution was needed to receive the equipment. AFG received permission from the structural engineer to splice the beams, and after design approval the steel was spliced, inspected, and approved in the field.
