During this alternations project, the GSA is designing and performing renovations of 42k square feet of space on the first floor of the Nix Federal Building and AFG is serving as the construction manager. This space was previously part of the historic former Post Office.
The project scope includes demolition and renovations, with construction management services to be provided through the design intent drawings, construction documents, construction, construction delivery, and closeout phases. services include interior design, space planning, architectural design, LEED, sound attenuation, MEP improvements, structural work, historic preservation, security, fire and life safety, window blast film and civil engineering of exterior improvements.
During the program, a series of MEP updates and replacements will be commissioned. Systems will include: HVAC – proposed three new air-handling units, fans, and ancillary; equipment, branch lines, VAVs, etc; emergency power and UPS systems; fire protection & life safety systems; electrical; equipment sound control systems; data and communication; security; sustainability features; and lighting controls.
The total cost of construction estimated at award for this project is $10.4M. This estimate accounts for $6.2M for the shell, and $4.2M in tenant improvements.
AFG is also providing design review and commissioning services for renovations to the Mezzanine located between the first and second floor. These additional efforts include design review and submittal, maintenance and recommissioning plans, and inspection of installation and functional performance. This will allow AFG to ensure the new construction meets the requirements of LEED Enhanced Commissioning.
