U.S. Department of Education, Renovation and Consolidation Project

Under this contract, AFG will be providing PM/CM and Design Management Services for the Department of Education within the Lyndon Baines Johnson (LBJ) Federal Building. The LBJ Building, originally known as Federal Office Building #6, was constructed in 1961 and received Historic Building status in 2017. It consists of 640,332 gross square feet across seven floors, a mechanical penthouse, and two below grade levels including the basement parking area.
The base of this project includes the reconfiguration of approximately 53k square feet of usable space on the 5th floor of the LBJ federal building to allow for consolidation of Department of Education employees. After the 5th floor reconfiguration is complete, approximately 100 staff members within the building will be relocated to allow for the renovation and reconfiguration of floors 3 through 7.
This project will include upgrades to HVAC, new power distribution circuits, furniture, fixtures and equipment (FF&E), and design of open workspaces. AFG’s construction management team is providing virtual inspection services on this site in order to meet client needs during the COVID 19 pandemic.
